Rental Guide
Dear Prospective Resident,
We are so excited you are interested in leasing one of our properties. The decision to approve your application is entirely dependent on you meeting the qualifying requirements listed below. Below are the guidelines and requirements of our qualifying criteria so we may make an informed decision and pick the best candidate for the property:
- Application Fee: A $30.00 non-refundable application fee.
- Age Requirements: Lease Holder(s) must be 21 years of age or older. All occupants 18 years of age or older will be required to complete an application, even if living with parent(s) or guardian(s).
- Identification Requirements: All applicants must provide a photocopy of their State issued Identification Card or Driver’s License and Social Security Card.
- Income Guidelines: The gross monthly income of all lease holder(s) will be considered jointly and should equal 3 times the monthly rental rate of the property. All income must be verified by a full month of pay stubs, prior year’s W-2 or prior year’s Federal Tax Return.
- Employment Verification: Lease Holder(s) must be currently employed or provide written evidence of regular income for the entire Rental Agreement term.
- Self-Employment Verification: Lease Holder(s) must provide the previous year’s personal Federal Income Tax Return and the previous two months personal bank statements as evidence of sufficient income. Persons who hold jobs which are based on commission only, salary base plus commission, tips or bonuses will be considered self-employed.
- Rental History Verification: Rental history at the current and/or previous residence, which includes satisfactory rental payment history, no eviction history or rental violations, sufficient move-out notice and all rental agreement terms fulfilled. Any debt owed to another property owner must be paid before an application can be approved. First time renters accepted with satisfactory credit and all other requirements met.
- Credit Requirements: The credit history will be reviewed and no more than 50% of the total accounts reported can be considered negative.
- Pets: All pets are subject to management approval and Rental Agreement policy. Aggressive breeds will not be allowed. A non-refundable pet fee per pet will be required. Property may require monthly pet rent.
- Criminal History: No applicant, resident or occupant may have any felonies, been indicted, arraigned, convicted involving firearms, illegal drugs, destruction of property, sexual crimes, or any crime involving a minor. This will include persons who have received deferred adjudication and/or have not yet satisfied the probationary period of a deferred adjudication for any of the above-mentioned offenses.
- Move In Fee: Amounts are equivalent to the same as rent unless the applicant qualifies for a discount. Additional Move-In Fee amounts may be required in the case of the following:
- Lack of Rental History
- Unsatisfactory Credit
- Full Time Students
